It’s an awful place to deal with! Stay away! I don’t know where 5 star reviews are coming from! House was delivered almost a year later than expected. Had signs of mold already in it, since it sat on their lot for almost 8 months after manufacturing. Their contractors ( and they will tell you you have to use their contractors ) destroyed our home. Electrical failed two times in first 6 months.
Quite a road. I know this manufacturing company is a good one because I lived in a 1999 one for 10 years before it burnt down in April of 2021. It was due to electrical issues. I have now re purchased a palm harbor home from a third party seller, and the process was incredibly hard. It took a year and 4 months before we had a home back on our lot, and unfortunately what we got was not comparable to what we thought we were receiving.
In September of 2016 my mother in law went to Palm Harbor and picked out her new home, in October of 2016 she put down her down payment, In December of 2016 she selected all of her internal fittings, she was instructed by Palm Harbor to move out on April 15th of 2017 and that it would be 90 days from installation of her new home for her to close. It is now November 30th 2017 and there is no closing date, the house is not finished or ready for inspection. They have added on fee after fee during this process.
I've already written a review so that means they pay to have the bad ones taken down. Lots of issues along the entire process. Besides that wanted to update that it's been 5 months of fighting to get someone to my home to fix lots of cosmetic, electrical, and my foundation isn't level. None of this seems to be an issue. Even talked to the all mighty Bill or Manger of the place. He's never been of any help and has been rude in the past and point blank said it wasn't his problem.
We actually put a deposit on a home and began a transaction in confidence with this company…. through Family Dream Homes in Cocoa, During the period of time we made an offer on land and closed on it. In the meantime we received a price reduction offer from a Rep at the Plant City Location, (unsolicited, in writing from the “merged sales team”.
I am posting this in hopes of helping someone make the decision to NOT use Palm Harbor Village in Plant City! It has been a horrible experience and not a day goes by that I don’t regret my decision for choosing them! When you go in, they make the process seem easy and quick but in truth, so NOT the case. From the arrogant General Manager, Joe Pequignot to my Sales person Mike Gunn. The act like they care in the beginning until you are to far in to cancel.
Went to view homes my lady had already viewed some online and had a few favorites picked out. She also had went to the bank and secured 40000 from her 401k to use for a down payment. We went to the welcome center and checked in. The guy we made the appointment with was not there. We were introduced to another salesman...he gave us a map and sent us on our way through the homes.

THEY WILL STEAL YOUR TIME AND MONEY. Went through the whole experience of buying the house, and picking colors, accessories, and all that jazz. They made sure that I got them the 10k Down payment to them ASAP to "Lock down the price". After they sold me the house, they then determined they couldn't get it onto the property (Even though they had a Survey and Pictures of the property, before selling me the place). It then became my responsibility, to figure out how to get the house onto the property.

Palm Harbor Homes went above and beyond to help meet our needs. Their communication was excellent and despite delays from TECO and the County (which were not within PHH's control), they were able to get us the keys to our house well within our expected time frame! Rob is a fantastic contact for sales and kept everything straightforward and transparent through the entire process, even after it was no longer his "job" to do so. He made us feel taken care of and heard.

Our Palm Harbor modular home that was built in 2021 just went through Hurricane Milton. We had sustained winds at our home of 103mph, and our home didn't have a scratch on it when we woke up the next morning. No damage! We love our Palm Harbor Farmhouse Estate modular home! Great Value, Great service, with good follow up. I had to modify an opening in the home we purchased from Palm Harbor and I was very impressed at how well the exterior wall was built. Working as a contractor 18 years in SWF well built to withstand hurricane wind load and sealed well to protect against moisture is the most important.
I hadn't ever been to see these homes at Palm Harbor Village. So was very pleased to see how nice they are and there really large rooms. What I liked the most was when you come into the home it is all open and inviting. I liked how they had a bar where you can have people sitting around it and they are able to talk and visit with you while your cooking. I could see a family getting together in the kitchen and hang out with each other. I also liked that the master bedroom bath has a big tub and a shower.
