In their own words
They've got some really nice mobile homes and a beautiful park for kids to play in but through just my time visiting the management is really, really rude and unfriendly. You will get towed for facing the wrong way, you don't have very long if your trailer is damaged before you get evicted for insufficient repairs, and that's all if you can get approved when they clearly want specific people in the court with how I make a large sum of money a month and never got approved, they said I didn't make enough, so I would…

DONT MOVE TO THE MARION TRAILER COURT! The staff there is very rude and will harass you if they don't like you. They over charge you for a water meter that you can get from the Marion Water Works. Jerry the so called maintenance guy was stoking my friend and her family when they lived there. He would stoke her on Facebook, and any other social media outlet the office did nothing. They left the trailer court because of him and the staff. I have family that lives there. And they are harassed and treated like dirt.

My rating will not change, but my review will. The staff here (besides Constance, she is wonderful) doesn't have a care in the world about their tenants, only your wallet. Something isn't fixed the day they send 1 of their TENS OF EMAILS/NOTIFICATIONS a day? Threatened with "fines" and "fees". Recently, MV has gone under new management which seemed fine. When I brought up concerns to her, my ticket was closed and there was no attempt to communicate a resolution.
DO NOT MOVE HERE! HUGE RENT INCREASES, INACCURATE WATER METER READINGS, UNRESPONSIVE MANAGEMENT. ONCE YOU BUY YOU’RE STUCK. Like many courts, this was purchased by a large, out of state company. There are virtually no tenant rights in Iowa for mobile homes, and the law will not be on your side. This is the most expensive and oldest trailer court in the area. Zero amenities.

DO NOT TRUST MANAGEMENT!! Constance is the manager of this location and does not keep information between yourself and her. I currently live at Cedar Terrace, in Cedar Rapids and do not trust our manager here. I reached out to Constance, who WAS handling a site swap for my family and I since our property manager Brittany Schmidt cannot do them. I informed Constance of the issue we are having about needing to pay $250 for the site swap and being promised a "courtesy site swap".

If I could leave 0 I very much would. I moved out 4 months ago and instead of handling things civilly they sent debt collecters after me for me owing house cleaning fees and damage fees! Mind you I left the home clean and damage free. Couldn't you have reached out to me to pay this without debt collecters or what's the issue? I will never recommend this place for anyone overprices and trys to get every penny out of you they can!

I was a loyal tenant for nearly 3 years, moved out a few months ago, and now they're sending debt collectors after me for utilities. They also lied about my move-out date so I'm pretty sure THEY owe ME money. I think Yes! Communities is on its way to a class action lawsuit from all over the country, since this seems to be their standard for business practices.

If you have ever made a mistake in your life, don't waste the money applying to this high and mighty, better than everyone place. They won't take you no matter how hard you've worked to turn your life around, nor do they care of it's been 7 years for a misdemeanor or 10 years for a felony. They don't want you.

What satisfied customers point to
The same method, applied to the four and five star reviews. Most movers are praised for the same handful of things, so what is missing here is often as telling as what is present.

In their own words
Maintenance is always available and makes time to get in any issues that arise. The gentleman was very friendly and even came same day to fix the door handle when it fell apart on me while also making sure to check on if the last project, our window, was fixed and keeping out the water without us mentioning it! Felt very more like a friend you could count on than just another maintenance worker!
Caleb, Thank you for your review. We are happy to hear you had a great experience at Marion Village. We value your input and encourage you to let us know about your future experiences with us.
